Our work

We partner with leading developers and investors to develop and scale market leading real estate investments platforms. We are working with leading European developers and investors across CEE with a track record of over EUR 2 billion and over EUR 350m in our current portfolio.

  • We have setup up running 3 platforms

    • Suburban Residential in CZ with leading local developer Getberg

      • Based on JV with BHM Group, leading Czech Family Office

      • Currently running 3 projects with 400+ units in construction

      • Initially organised JV had total volume of 650 EUR+

    • Logistics and light industrial JV with leading developer Garbe

      • Based on Halcyon organised three way JV with Progresus

      • Halcyon sourced, created and contracted a 350 000 GFA Pipeline for the JV

      • Originally 45% shareholder, partially exited to Progresus in spring 2023

    • Operating Partner Platform “Western Balkans Investment Platform” with leading developers PSP Farman and Karlin Port Real Estate

  • Today our portfolio encompasses several projects in various forms of JV or financing collaboration. We are proud to be present or have been present at the following projects:

    • Forest Views - residential project delivering a total of 240 units. Currently we are in construction of 115 row houses - first phase. forestviews.cz for more details on the project

    • Icon Park Kladno - currently in construction of a residential project delivering a total of 232 flats near Prague. icon park.cz for more info

    • Garbe Park Chomutov II - this is the initial Garbe / Progresus JV project for the delivery of a 20 000 GFA in the first phase and additional 60 000 GFA in second phase. We have partially divested stakes from this JV in spring 2023

    • East Gardens Strancice - this is the initial Getberg / BHM JV project, which is almost finished and delivering a total of 89 units. More info on eastgardens.cz

Today we are shareholders in a EUR 400m+ real estate portfolio, originally we started as an advisory business.

We are eager to grow across platforms, the region so accordingly we are on the look out for new deals, new development partners and new investors. If you are a developer who wants to scale from local or regional to European or global, we have the tool-kit to help you, as we pride ourselves in superb local market knowledge, contacts and understanding mixed with experience from large and complex financial transactions and a history with premier institutional investors and private regional investors.

We have managed to be one of the most active independent players on the CEE market with many deals and over 1bn EUR of volume transacted since inception of the firm in 2020 so we believe we are the right partner for ambitious and hard working real estate players.

Deal Origination, Investment Management & Structuring

As active managers and owners, within all our platforms we are very active in securing and managing deal flow. In all our platforms we have created significant amounts of the pipeline. Additionally, we focus on all investment management topics on behalf of our investors - reporting, financial modeling etc.

Equity & Debt Structuring

Within different platforms, our roles slightly differ from acquisitions to fund-raising, this is particularly the case in residential development where we focus on structuring equity and debt, both fund-raising and the subsequent execution and set up of most optimal legal structures for the developers and investors. We cover finding equity from our partner family office network.

Deal Execution, M&A

We typically run deal execution within the platforms we own and direct, co-ordinate teams of lawyers and DD advisors within the platforms, try to facilitate as smooth as possible deal closings and overal execution with our extremely experienced deal team.
